We offer significant discounts for stays of three nights or more.
In the summer, you can enjoy natural swimming in Silbersee or Perlsee lakes. In the winter, water activities are available at the Aquacenter in Domažlice or at the Erlebnisbad AquaFit in Waldmünchen. All of the options mentioned are within a 30-minute drive.
On the 900 m² property, you can park a trailer or RV in a designated area aligned with the entrance gate, though there is no space to turn around on the property.
The western part of the lot runs along a dead-end access road. This side is relatively open, with thuja trees planted at intervals of about 50 cm, most of which are around 200 cm tall. The northern, eastern, and southern parts of the property border on lots belonging to other residents with single-family homes. A fence or low wall marks the property lines. Each of the neighbors has a dog.
The property has access to drinking water and a flush toilet during the season. Electricity and Wi-Fi internet access provided by O2’s AIR fixed-line technology are available year-round. A small refrigerator and an electric stove are available in the garden cabin—not just for campers.
The plot’s easy accessibility and amenities make it an excellent place for remote work when you need to unwind, focus, and enjoy maximum peace and quiet surrounded by nature with a touch of civilization.
Cell service is limited; Vodafone does not work in the village; with T-Mobile, you can make calls in some areas, and with O2, you can make calls and use 4G (LTE) internet.
There is a snack bar in the village that is open on weekends during the season. Otherwise, the nearest shops and restaurants are 7–12 km away.
The property is self-service. With each reservation, I send instructions for the property, which include details on access, how to use the amenities, troubleshooting, etc. Of course, I’m always available by phone and can come to the site if necessary.
Starting in the 2025 season, we’ve also been successfully offering camping. We allow up to two tents to be set up per reservation (at the price of just one tent) in a designated area in front of the garden cottage. The area is marked on the property map and in the photo gallery. Camping is available only during the season from April through October. Visitors’ motor vehicles with tents must be parked exclusively in the designated area for RVs, aligned with the entrance gate, and must not leave this area.

toilet
- A flush toilet, toilet paper, cold water basin, soap and paper towels are available in the garden hut from April to October. When using the toilet, please use only the toilet paper provided and do not put anything else in it.
drinking water
- Drinking water is available at the post next to the caravan/ motorhome pitch and at the garden hut. Water is available from April to October. Sites are indicated indicatively on the site plan in the photo gallery.
electricity
- The electric hook-up is next to the caravan / motorhome site - on the left when looking from the entrance. There are also two sockets in the garden hut area - by its east and south walls. The locations are indicated on the site plan in the photo gallery. The electricity charge is mainly for the use of the hook-up and includes consumption of the first 2 kWh per day. After the end of the stay, the electricity will be billed through continuous metering at 15 minute intervals and consumption above the first 2 kWh per day will be charged according to the actual consumption . The price for electricity is currently 10 CZK per 1 kWh during the high tariff period and 8 CZK per 1 kWh during the low tariff period. The low tariff is valid from 12:00 every Friday until 22:00 on Sunday.
From October 2025 we also allow charging of electric vehicles. There is a single-phase three-pole resistant socket type E (classic three-pole French-type socket) with a maximum long-term consumption of 13A and a three-phase five-pole industrial socket type CEE with a maximum long-term consumption of 3x13A. The location of the car when charging is indicated in the plot plan in the photo gallery. More details are given in the plot manual.
shower / washroom
- The shower has been in trial operation since April 2025. It is cold water only. You must use only the soap supplied, which is easily biodegradable in the wastewater treatment plant. The shower is located outside under the roof overhang of the garden hut in the shower box. Use at your own risk.

- Please do not discharge grey water on the property. Please use the sink under the water column located by the garden shed or the manhole next to the water column. The location is also indicated on the plot plan in the photo gallery and described in the plot manual you will receive when you make your booking. Thank you for your understanding.
Chemical toilet
- Disposal of the chemical toilet is not possible. The land is equipped with a sewage treatment plant and using any chemical, even the greenest, risks endangering the environment and, in the best case scenario, just making the treatment plant dysfunctional.
In the garden hut on the property, flush toilets, toilet paper, a cold water sink, soap and paper towels are available from April to November.
For the disposal of the contents of the chemical toilet cartridges, I recommend the petrol station in Horšovský Týn, where they have been helpful to me in the past. Thank you for your understanding.
An acceptable solution (I do it myself) is to use a chemical-free cartridge with the understanding that it is emptied once a day or every other day into the sewage treatment plant shaft. Even on warm days, this interval is sufficient to ensure that the cartridge does not develop odours in the caravan.
Trouble-free arrival even in bad weather
The plot is accessed by a quality asphalt, maintained local road. Behind the gate there are 8 metres of 66 cm wide tiled tracks on each side. Within these 8 metres it is possible to park a caravan or motorhome even in bad weather. The paved area with 66 cm wide tiled tracks is 264 cm wide in total, the gate passage is 290 cm wide. The tile tracks are in a slight downward slope from the gate (as is the entire plot) and a slight longitudinal height adjustment is necessary if necessary, depending on the requirements. The tile tracks are followed by a lawn paved with grass pavers for a length of 6 metres, which is already level. However, this rear section is not suitable for standing in adverse conditions (snow, persistent prolonged rain).
Restriction of the access road
With a caravan or motorhome I recommend to come in the direction of Poběžovice. This route provides the best surface and relatively the widest road. Alternatively, you can also come from Bela nad Radbuzou. Here the road is worse, narrower and leads through the forest for a long time. There is a possibility of passing forestry equipment. There is a generous space in front of the property - a "turntable", ideal for handling a caravan and a motorhome. The driveway is approximately 3.5 metres wide and extends to a space of 14 x 9 metres in front of the entrance to the property. When fully opened, the gate provides a space of 290 cm wide.
cycling
The surrounding area is crisscrossed with numerous cycle paths. The trails are more challenging due to the hilly terrain.
water sports
In summer, the nearby Silbersee in Germany offers great swimming, reachable by car in 20 minutes. In bad weather or in winter, the Aquacentrum Domažlice or Aquapark Kdyně are excellent choices, 30 or 40 minutes away by car.

There is a nice children's / leisure playground in the village.
hiking
The surrounding area is interwoven with numerous hiking trails. The nearest interesting option is the source of the Radbuza River, less than 6 km away.
Animals

Other activities
There is a nice children's / leisure playground in the village. In the garden hut there is a set of two bats and balls for table tennis, which can be played on the aforementioned playground. There is also a set of two badminton rackets and baskets in the garden hut, or a frisbee disc that can be played on the property.

Very nicely prepared and maintained lot with everything you need. The surrounding nature is also charming. Unfortunately, across the street a noisy family in a rambling house, a bit like when the carousels arrive. Which of course is in no way the fault of the owner. If you don't mind afternoons filled with construction noise and loud chatter, add two hearts to your rating.
Pozemek se nachází v intravilánu obce, což je zřetelně uvedeno v popisu. Soužití s okolními obyvateli je přirozenou součástí pobytu – zvláště o víkendech, kdy lidé tráví čas venku, věnují se svým domům, rodinám a přátelům. Pokud jejich aktivity nepřekračují běžnou míru hluku a nezasahují do nočního klidu, nelze je považovat za problém.
Mrzí mě, že jste se rozhodl snížit hodnocení kvůli běžnému životu sousedů, který je mimo moji kontrolu. Výrazy jako ‚kolotoče‘ či ‚hlasité halekání‘ působí neuctivě, povýšeně a zbytečně zesměšňují běžný život místních obyvatel. Platforma bezKempu je založena na respektu – nejen k přírodě, ale i k lidem, kteří v dané lokalitě žijí.
Věřím, že budoucí návštěvníci budou vnímat pobyt v kontextu místa a jeho charakteru, a že si odnesou pozitivní zážitek nejen z pozemku, ale i z atmosféry okolí.
One of the few places we have returned to and plan to come back. Perfectly equipped camping site, where perhaps nothing is missing. The big advantage is instant booking and especially for just one crew. The communication with the owner is excellent, he responds promptly, advises over the phone if one accidentally does not find something in the manual. And the Bohemian Forest is really unbeatable for trips. Definitely recommended.
After staying at the Sycherak campsite, I wonder why next time without a campsite, there is hot water, showers, restaurant and you can still throw away the waste. All for the same price as a campsite with complicated service.
